If you live in Gambrills or the greater Anne Arundel County area, and your backyard feels more like a swamp than a lawn every time it rains, you’re not alone. At TLC Incorporated, we’ve seen our fair share of soggy backyards—but few were as bad as what we found behind the Simmons family home.
This case study will walk you through how we identified the source of their constant water issues, what solutions we designed, how we installed them, and most importantly—the results.
And yes, we did it all in just five days. That’s what we’re known for at TLC: efficient, honest, no-nonsense yard transformations.
The Problem: “Our Backyard Is a Swamp”
When Mr. Simmons first called us, he described his backyard as “a sponge that never dries out.”
He wasn’t exaggerating:
- Water stood for days after even a light rain.
- Grass wouldn’t grow in several areas.
- Mosquitoes and mildew were everywhere.
- Basement wall showed early signs of water intrusion.
- Outdoor playsets were covered in muck.
- The family couldn’t enjoy their backyard at all.
Every time a thunderstorm rolled through Gambrills, their anxiety would spike. Sound familiar?
They had already tried band-aid fixes:
- Bags of sand from the big box store
- Gutter splash blocks
- Reseeding the yard several times
- Even tried to “DIY” a shallow trench with no real outlet
Nothing worked. That’s when they called us.
Day 1: Drainage Evaluation & Planning
Our TLC team arrived on site and performed a full drainage audit. Here’s what we look at:
- Yard slope and topography using laser levels
- Soil type (Gambrills is notorious for clay-heavy soil)
- Presence of low spots or ponding areas
- Roof size and how the gutter system discharges water
- Hardscape surfaces that may accelerate runoff
It didn’t take long to pinpoint the two main issues:
- Massive roof runoff from the back half of the house was being dumped in one spot.
- The backyard had no natural slope or drainage exit—so the water just sat.
Bob’s Take:
“Too many drainage companies stop at the puddle. At TLC, we track every drop of water from the sky, to the roof, to the soil, to the runoff. Then we solve it at every stage.”
We designed a comprehensive, layered drainage system that would:
- Intercept roof water at the downspouts
- Move subsurface water with a French drain
- Create a destination with a dry well
- Regrade the surface to ensure positive flow
We walked the Simmons family through the entire plan. They said, “Let’s go.”
Day 2–3: Trenching, French Drain & Downspout Integration
We brought in our trenching equipment and got to work:
- Excavated a 100-foot trench starting at the soggiest section
- Installed perforated 4-inch drain pipe surrounded by gravel and fabric
- Extended all four rear downspouts underground into the pipe
- Rerouted runoff to a large-capacity dry well buried at the back property line
Why does this matter? Because when water has nowhere to go, it stays. And when it stays, you get mildew, erosion, and dead grass. Our system gave the water an expressway out.
Bonus: Pop-Up Emitters
At the end of the dry well overflow pipe, we added a pop-up emitter—a small green cap that lifts during heavy flow to let water exit safely into a mulch bed.
No more pooling. No more mess.
Day 4: Surface Grading, Soil Correction & Landscape Enhancements
Now it was time to reshape the yard:
- Brought in 12 yards of screened topsoil
- Leveled out hollows where water used to pool
- Used laser-guided grading tools to achieve a consistent 2% slope
- Seeded and straw-matted all affected lawn areas
We also upgraded the failing mulch beds with:
- River rock drainage channels
- Stone border edging to prevent washout
- Native plants that tolerate wet/dry cycles
This wasn’t just functional—it looked amazing.
Day 5: Testing, Final Inspection, and Customer Walkthrough
We ran a full stress test:
- Simulated rainfall using hoses at all downspouts
- Walked the property line-to-line looking for any pooling
- Verified flow direction at every emitter and drain inlet
Everything worked like clockwork.
We invited the Simmons family out for a full tour. They were stunned.
“We had just accepted that we’d never have a usable backyard. I don’t know how you all did it in five days, but this is incredible.” — Mrs. Simmons
“My son just ran through the backyard for the first time in over a year without sinking. That’s everything to us.” — Mr. Simmons
One Month Later: TLC Follows Up
At TLC, we check in. We don’t just disappear when the job ends. Thirty days after completion, we revisited the Simmons home to inspect the system.
Results:
- Zero standing water
- No more water seepage in the basement
- Lawn green and growing
- Mosquito activity down significantly
- Kids back outside enjoying their space
Bob’s Tip:
“A good drainage system is like a quiet insurance policy. When it’s working, you forget it’s even there. That’s the point.”
